Challenge

In today’s property market buyers hop around between channels, using multiple devices simultaneously to piece together their knowledge of potential areas, agents, developers, prices and financing options. These homebuyers are the best-informed homebuyers in history and it’s Ripple’s job to make sure they are reached across every possible digital touchpoint. Today’s home buyers have changed the way they buy houses – search engines, YouTube, social networks, maps – these are all the new tools of property buying. Working with Noel Kelly auctioneers and The Carroll’s Estate Group, Ripple helped to develop a robust digital strategy to aid all efforts to sell houses

Solution

Upon establishing an aesthetic branding book created by Ripple’s design team, the digital team worked to create a campaign that stretched across every possible digital channel. To begin we looked at the audience we are targeting and began to tailor our strategy accordingly. A landing page website was created with the main CTA pushing interested buyers to sign up to register your interest mailing list so Noel Kelly Auctioneers can reach out to potential purchasers and arrange viewings.

Digital Ads
We created a Facebook and Instagram page with a content strategy to inform and engage potential buyers with beautiful photos of both Malahide and the newly built houses with their modern features. Social ads were set up targeted at specially created audiences with copy and creative A/B tested to find the best combination for each ad. Display ads were created using our beautiful creative and pushed into retargeting campaigns to reach potentially interested buyers. Search ads were also set up to drive even more traffic to the main BrookfieldMalahide.ie website.

Email Marketing
We focused our email marketing efforts on nurturing leads, introducing a three-stage welcome flow sent to new leads offering a detailed introduction to the development, the houses available and driving recipients to submit an enquiry.

Between January and June 2021, we have driven the following results:

  • 1.87K emails received
  • An Average Open Rate of 72.3%
  • Average Click Rate of 15.9%

Summary

Combined with our creative efforts to create a distinct elegant housing development brand, the digital momentum gained incredible traction in the main developments launch campaign.
